From New Mexico Gardens to Denver Rentals: Michelle Whiting’s Real Estate Journey

A beautiful spring day in early April, and another episode of Mosaic: The Stories of Real Estate is in the books. This one felt extra special because it continues our conversation with the sharp team at Key Renter Denver.

Today I sat down with Senior Property Manager Michelle Whiting. Michelle brings a refreshingly real perspective — she’s worked both sides of the transaction as a licensed real estate agent and property manager, across two states, through a pandemic, and while raising a family.

Michelle grew up in Albuquerque, New Mexico. Like many of us, she didn’t follow the traditional college route. After a short stint in college and starting a family, she needed to provide. Her husband planted the seed: “You love houses — why not get your real estate license?”

She did exactly that in 2017. She passed the test and started handing out business cards while still working at a gas station. Her first deal came in about six months — not bad for a brand-new agent.

During COVID, everything changed. New Mexico locked down hard. Sales slowed dramatically, evictions were halted, and sellers didn’t want strangers in their homes. But Michelle kept showing up. She made phone calls, sent mailers, and even advertised in the newspaper. When Californians started flooding in with cash offers, the market shifted fast. Accidental landlords from 2008 suddenly had opportunities to sell — sometimes at big gains.

Michelle’s advice for agents and investors navigating uncertain times? Keep the conversations going. Even simple check-ins like “I was thinking about you today” build the kind of trust that lasts. Relationships, not just transactions.

In 2023, Michelle and her family moved to the Denver metro area (she now lives in Lakewood). She joined Key Renter Denver and quickly obtained a license in Colorado. Today she focuses primarily on property management — her “bread and butter” that provides steady income even when markets fluctuate — while still helping some owners sell when the timing is right.

One thing that really stood out: Michelle and her husband are quietly building their own generational wealth. They own their primary home in Colorado, two rental properties back in New Mexico (one house and one with a trailer on family land), plus additional land holdings. She’s proof that you don’t need a fancy degree or a perfect timeline — you need grit, relationships, and the willingness to learn as you go.

We also talked gardening (Michelle grows zucchini, tomatoes, jalapeños, cucumbers, onions, garlic, grapes, and rhubarb — and swears homegrown tomatoes taste infinitely better). She shared how peaceful it feels to get her hands dirty and how she’s passing on that connection to the land to her daughter.

On the current Colorado market, Michelle sees many owners watching closely. Some are considering selling due to new landlord laws taking effect in 2026, but many who bought at peak prices are choosing to hold and keep good tenants in place rather than risk uncertainty. She noted that even small rent adjustments can help retain reliable renters when the future feels unclear.
